No Down Payment Mortgage Loans and Grants for Home Repairs Provided
by USDA Rural Development

Two programs, one to encourage homeownership and the other to enable current homeowners to repair, renovate, or provide handicap accessibility to their Single Family homes are available thanks to USDA Rural Development-an agency within the United States Department of Agriculture. Through this program, home improvement loans up to $20,000 and grants up to $7,500 are available.  Grant funds may only be used to pay for repairs and improvements resulting in the removal of health and safety hazards. Grants are available for people with very low income and are age 62 years or older. A grant/loan combination can be made if the applicant can repay part of the cost. Loans and grants can be combined for up to $27,500 in assistance.

The Home Loan Program provides individuals and families the opportunity to purchase or build a single family home with no down-payment and financing of up to 100%.  Financing is available for modest, detached, single family homes or condominiums and townhouses.
Applicants are expected to have a dependable source of income and reasonably good history of paying past credit obligations.
